That’s one of the first things I help you figure out.
If the structure underneath is solid, we can usually repair the surface, swap boards, fix railings, clean things up.
But if the framing is rotten, the footings are failing, or the whole thing wasn’t built to code… a full rebuild might make more sense long-term.
Either way, I’ll explain what’s going on and why I’m recommending a repair or a replacement, so you’re never guessing.
Usually it’s the stuff people don’t see.
Stairs that weren’t framed properly. Posts that aren’t connected correctly. Old hardware that’s rusted or pulling loose.
Boards will show wear, but most of the serious issues start below the surface.
That’s why I always do a full walkthrough before I give you a quote. I want to know exactly what we’re working with.
Repairs can range from a few hundred dollars to several thousand, depending on what’s going on.
Replacing a handful of boards? Not bad. Rebuilding a staircase and bringing everything up to code? That’s a bigger scope.

Some cities don’t require a permit for minor repairs. Others do, especially if we’re touching the framing, stairs, or structure.
I’ve dealt with permitting in places like Denver, Boulder, and Arvada, so I know how to navigate it and keep the process moving.
It depends on what’s needed.
If we’re replacing framing, I use pressure-treated lumber and modern hardware that meets current code.
For decking, I’ll match what you already have, or help you upgrade to something lower maintenance like composite.
